The second phase of Government implemented regulations under the Energy Performance of Buildings Directive now requires all New Build property to have an Energy Performance Certificate (EPC) from 30th September 2008.
An EPC will have to be provided to any potential purchaser. An informed decision can then be made. The rating can also be printed in property details to show the ‘green credentials' of that development.
The ‘On Construction' EPC will take the form of the now well recognised ‘rainbow graph' showing the existing and potential rating on an A-G scale. Naturally, recently constructed property is likely to fair well on this basis and savvy builders and developers see this as a way to promote the advantages of living in a new home.
As energy costs continue to escalate the running costs of any home are becoming a more and more influential part of the buying process.
