Energy Performance Certificates - Northern Ireland
It's Official! All Resale Homes on the Market after 30th June 2008 will need an EPC.
At the recent seminars held by the Dept of Finance and Personnel on 3rd April 2008, Government confirmed the time table for the implementation of Energy Performance Certificates (EPCs) stating that all new listings of resale homes after 30th June 2008 would require an EPC.
However, what was not absolutely clear was the situation regarding existing housing stock.
We have now received a letter from the DFPNI which leaves no ambiguity. Under the regulations, ALL HOUSING STOCK ON THE MARKET OR DUE FOR COMPLETION AFTER 30th JUNE 2008 WILL REQUIRE AN EPC.
The confirmation goes on to further state that "a certificate should be available at the earliest possible opportunity before the conveyancing process commences and is a constituent document in this process - it must be provided as part of the completion of the sale"
Although the legislation has been announced fairly late in the day, we are keen to advise you as soon as possible, of any aspects of the legislation that may affect you. Clearly this is a most important declaration.
